Sunrise Hut

Hut Information
The Sunrise Hut is open for reservations from April to October. The hut is located on the Rooney Farm—an 820-acre working, organic dairy farm and maple sugarbush that has been stewarded by the Rooney family for four generations. The farm milks a herd of fifty holstein, jersey, guernsey, and ayrshire cows. The property has an incredible view of Elmore Mountain, a swimming hole, and its own mountain bike and hiking trails that connect to thousands of acres of public land. Amenities include:
- Sleeps up to four guests (two, full-size beds)
- Propane two-burner cook top for preparing meals (bring your own food)
- Kitchen includes pots, pans, dishes, utensils, etc.
- Enclosed, composting privy
- The hut is not winterized; it will protect you from wind and snow but not the cold. Please bring appropriate clothing and sleeping essentials.
VT Huts members will receive a 15% discount using their custom member number. The reservation is for exclusive use of the entire hut for the night of your reservation. Individual beds cannot be reserved.

The hut is about a 500 foot walk from the parking area. (In winter, guests will need AWD or 4WD and snow tires to access the parking area.)
There is no vehicle access to the property beyond the parking area.
The farm offers a variety of hiking, biking, and swimming outlets.
- The farm property hosts several hiking and mountain biking trails to which you’ll be provided a trail map during your stay
- Guests can access the Long Trail and the Catamount Trail from the hut without ever getting in their car
- The property is also adjacent to town and state lands, providing guests with direct access to the Beaver Meadow trail network as well as the Morristown Town Forest
- The area around the hut is surrounded by gravel and class IV roads, providing plenty of opportunities for gravel cyclists
Check-in/Out Times: Check-in anytime after 2:00 PM on your arrival date. Check-out no later than 12:00 PM on your departure date.
Heat: The camp is not winterized; it will protect you from wind and snow but not the cold.
Electricity: There is solar powered electricity via an extension cord from the greenhouse, however it can only be used to power one thing at a time or it will trip the breaker. It is plugged into the stovetop to ignite the flame but can be plugged into the fan or used to charge cell phones. No heaters, please.
Cooking: There is a propane cook top with two burners, and the kitchen has pots, pans, dishes, plates, bowls, and utensils. Simply bring your own food and a sharp knife.
Trash: Please pack out all trash.
Sleeping: The hut sleeps 4 guests; there are two full size mattresses. There is no need to bring a camping pad, though you should bring your sleeping bag or blanket(s). There are no pillows or linens provided.
Water: The stream near the hut is your water source. Follow the signs from the trail you walked in on. There is a water jug in the hut that you can use to fill any number of the pots with water. Always be sure to filter, treat, or boil water before consuming.
Toilet: There is toilet paper and hand sanitizer in the outhouse for doing your business. Be sure to close the lid of the toilet and the outhouse door when you’re finished. For help packing in/out any period or personal hygiene products, we highly recommend YourYuckies.
Phone: There is no phone on site, however cell service is good.
Shower: The outdoor, open air shower is great for rinsing off after a mountain bike ride or trail run. Take the metal can off the water heater and replace it when you are finished showering. To turn the shower on: press the gray button on the nozzle.
Fire pit: A basket of firewood will be provided. Please put the fire out with water before leaving. There is a lighter in the cabin.
Cancellations: Reservations canceled 15 days or more in advance will receive a 50% refund. Reservations canceled 14 days or less in advance are non-refundable.
Pets: Pets are not allowed inside the Sunrise Hut out of respect for those with pet allergies. Failure to comply with this policy will result in additional charges.
